SOPOA
The SOPOA is Responsible for enforcing the “Declaration of Covenants, Conditions, and Restrictions” with respect to homes and lots. Enforce the Community’s “Covenants” otherwise known as deed restrictions, to protect the value, desirability, and attractiveness of our Community.

A “Property Manager,” (currently Susan Thomas of Rampart Properties) is hired by SOPOA to inspect home exteriors and properties, weekly, to ensure compliance with these Covenants. The property management company (Rampart) also collects HOA “Assessments,” (currently $62 for a non-gated neighborhood and $99 for a gated neighborhood) and processes any requests to modify home exteriors or lot landscaping (i.e. pool, screen enclosures, fence, paint colors, or other architectural modifications).

Homeowners requesting a modification are asked to  complete an “Architectural Modification Request” form (AMR), obtained from the “Documents” section on this website. This form gets reviewed by the Property Manager and is then considered by the “Design Review Committee” (DRC) of SOPOA (the HOA) for approval (or denial).

Common “Covenant Violations” include: weeds, yards  not mowed/edged, dirt/mildew on driveway, displayed  trash containers on non-pickup days, dirt/mildew on  house, flower beds needing mulch, brown grass,  and garage doors being left open.

Five of the neighborhoods within Seven Oaks (Lakeside, Silverleaf, Villas at Edenfield, Villas of Deer Run, and Villas at Willow Creek) have their own HOA’s, and except for Silverleaf, which does not belong to SOPOA, must therefore follow the guidelines of two  Associations.
